Two-tone slab patio with lawn insets and dark block banding by Prestige Paving, patio installers in Livingston
20+years laying patios & paving across Central Scotland

Local, trusted, accountable

Patio Company in Livingston

Prestige Paving & Landscaping Ltd has been laying patios, paths and driveways for more than 20 years, and Livingston is right at the centre of the area we work in. From Murieston and Eliburn to Dedridge and Livingston Village, you deal with the same small team from the first visit to the final clean-up: no call centres and no subcontractors you’ve never met.

A patio only looks good for as long as the base underneath it holds. We dig out to the right depth, build up a compacted sub-base and lay every slab on a full mortar bed, with falls set so rain runs away from the house. That’s why our patios don’t rock, sink or hold puddles a year later.

  • Honest advice on paving, layout and budget
  • Fixed written quotes with no hidden extras
  • A tidy, respectful crew who protect your garden and home
  • Samples brought to your survey so you can see the colours

Garden patios in Livingston

Patio Installation in Livingston

A new patio is the easiest way to get more out of your garden: somewhere level and dry to sit, eat and relax, laid to last.

Natural stone patio with timber sleeper edging and lawn by Prestige Paving

Prestige Paving design and lay patios all over Livingston and West Lothian, from compact seating areas outside the back door to large garden patios with paths, steps and new lawns. We’ll help you choose the paving, the layout and the size so the patio suits the way you actually use your garden.

Every patio starts with a proper dig-out and a compacted stone sub-base. Each slab is laid on a full bed of mortar rather than a few dabs, so there are no hollow spots to rock or crack, and the joints are pointed neatly to keep water and weeds out.

We set gentle falls so rainwater drains away from your house and onto the lawn, a border or a drain, and keep the finished level safely below your damp-proof course.

Patio Styles

Natural sandstone

Indian sandstone and riven flagstones in warm buffs, greys and autumn tones. Every slab is unique.

Porcelain paving

Sleek, hard-wearing and stain-resistant, with a clean modern look and very little upkeep.

Two-tone designs

Contrasting slabs, dark banding and lawn insets that turn a plain patio into a feature.

Block paved patios

Monoblock patios and seating areas laid in herringbone or basketweave, ideal for heavy use.

Paths & steps

Matching paths, steps and landings that link the patio to the rest of the garden.

Sleepers & edging

Timber sleeper beds, raised edges and neat borders to frame the patio and hold back soil.

How we build it

From bare ground to finished patio

Every patio we lay follows the same six steps, whatever the paving. Here are a few of the finished results.

Free survey & design

We visit, measure up, check levels and drainage, and help you choose the paving, layout and size. You get a fixed written price.

Dig-out & prep

We excavate to the right depth, take away the waste and set out the levels so the patio sits safely below your damp-proof course.

Compacted sub-base

Crushed stone is laid and compacted in layers to give a firm foundation that won’t settle or sink.

Full mortar bed

Each slab is laid on a full bed of mortar, levelled and set to a fall so rainwater runs away from the house.

Pointing & edging

Joints are pointed neatly and edges finished with blocks, kerbs or sleepers so the patio looks crisp and stays weed-free.

Clean-up & handover

We clear every bit of waste, wash the patio down and walk you round the finished job.

Local know-how

Patios for every type of garden

Livingston gardens range from compact new-town plots to large gardens in Murieston and the Village. We plan every patio around your space, your levels and how you want to use it.

Small back gardens

Clever layouts, paths and lawn insets that make the compact back gardens in Craigshill, Ladywell and Knightsridge feel bigger.

Sloping gardens

Steps, retaining edges and levelled terraces so you get a flat, usable patio even on a steep plot.

New-build gardens

Many newer homes in Eliburn, Bellsquarry and Adambrae come with a tiny slab area and patchy turf. We replace it with a proper patio and lawn.

Dining & seating areas

Patios sized to fit a table, a sofa set or a barbecue, with room to move around them.

Wet or heavy ground

West Lothian clay holds water. Deeper bases, channel drains and soakaways stop it sitting on the patio.

Garden rooms & pergolas

Solid, level bases for garden rooms, pergolas and summerhouses, finished to match the patio.

Natural stone patios

Natural Stone Patios in Livingston

Natural stone gives a patio warmth and character that man-made paving can’t quite match. We lay Indian sandstone and riven flagstones in buff, grey, autumn and multi-coloured blends, each slab slightly different from the next.

Natural stone needs to be laid properly: on a full mortar bed, with a priming coat where needed and joints pointed carefully so the stone doesn’t stain or work loose. Done right, it lasts for generations.

  • Indian sandstone and riven flagstones
  • Laid on a full mortar bed, never spot-bedded
  • Optional cleaning and sealing to protect the colour

Porcelain & slab patios

Porcelain Patios in Livingston

Porcelain paving is one of the most popular choices for modern gardens. It’s extremely hard-wearing, resists stains and moss, and keeps its colour for years with little more than a sweep and a wash.

We also lay textured concrete slabs, which give a similar look at a lower cost. Whichever you choose, the slabs are laid on a full bed with a slurry primer where needed, so they bond properly and stay put.

  • Porcelain and textured concrete slabs
  • Stain-resistant and very low maintenance
  • Clean, modern finish in greys, buffs and charcoals

Two-tone patio designs

Patio Designs in Livingston

A two-tone patio turns a plain paved area into a real feature. Contrasting slab colours, dark block banding and lawn insets break the patio up, frame seating areas and guide you through the garden.

A recent garden in Blackburn, just outside Livingston, used Brookstone slabs in Sky and Meadow Stone in a two-tone design with new lawns. We’ll sketch out your layout with you at the survey before a single slab goes down.

  • Contrasting slabs and banding
  • Lawn or artificial grass insets
  • Layouts planned with you before we start

Block paved patios

Block Paved Patios in Livingston

Block paving makes a tough, practical patio, ideal for busy family gardens, bases for garden rooms and areas that also take the odd wheelbarrow or ride-on mower. It can be laid in herringbone, basketweave or a simple stretcher pattern with a contrasting border.

Like our driveways, block paved patios are laid on a compacted sub-base with edging set in concrete, then jointed with kiln-dried sand and compacted so the blocks lock together.

  • Herringbone, basketweave and stretcher patterns
  • Contrasting borders and banding
  • Strong enough for garden rooms and heavy use

Paths, steps & edging

Garden Paths & Steps in Livingston

A good path or set of steps ties the patio into the rest of the garden. We lay matching slab and block paths, build steps and landings on sloping plots, and finish edges with sleepers, kerbs or decorative stone.

Paths are laid on the same solid base as our patios, with falls and edging so they stay level, drain well and don’t creep into the lawn.

  • Slab, block and natural stone paths
  • Steps, landings and handrails
  • Timber sleepers, kerbs and gravel edging

Patio cleaning & repairs

Patio Repairs in Livingston

Not every tired patio needs replacing. If the slabs are sound, a professional clean, re-pointing and sealing, or lifting and re-laying loose or sunken slabs, can make it look close to new for a fraction of the cost.

If a patio has failed because it was spot-bedded or laid without a proper base, we’ll tell you honestly that re-laying it is the lasting fix.

  • Loose, rocking and sunken slabs re-laid
  • Power washing, re-pointing and sealing
  • Drainage problems and standing water fixed

Good to know

Patio questions we’re often asked

How much does a new patio cost in Livingston?

It depends on the size of the patio, how much ground needs to be dug out, access to the garden, and the paving you choose. Concrete slabs and block paving are usually the most affordable; natural stone and porcelain cost more but give a premium finish. We survey every garden for free and give you a fixed written price, with no hidden extras.

Should I choose natural stone or porcelain?

Natural stone such as Indian sandstone has a warm, traditional look and every slab is slightly different. Porcelain is very hard-wearing, stain-resistant and needs almost no upkeep, with a clean, modern finish. Both last for decades when they’re laid properly, so it mostly comes down to the look you want and your budget. We bring samples to the survey.

Do I need planning permission for a patio?

Most ground-level patios in a back garden in West Lothian don’t need planning permission. Raised patios, front gardens, listed buildings and conservation areas can be different, and you need to make sure rainwater drains within your own property. We’ll advise on your garden when we visit.

How long does it take to lay a patio?

Most patios in Livingston take between two and five days, depending on size, access and the paving. Larger jobs with steps, walls, paths or new lawns take a little longer. You’ll get a clear timescale before we start.

Can you lay new slabs over my old patio?

We don’t recommend it. Laying over an old patio raises the level towards your damp-proof course and hides whatever was wrong underneath. We lift the old slabs, check and rebuild the base, and lay the new patio properly.

How do you stop water pooling on a patio?

Every patio is laid with a gentle fall so rainwater runs away from the house towards a lawn, border or drain. Where the ground is flat or heavy, we add channel drains or a soakaway. Pointing the joints properly also stops water getting underneath.

How do I look after my new patio?

A sweep and an occasional wash keeps most patios looking good. Natural stone benefits from a clean and seal every few years, and porcelain needs very little at all. We also offer patio cleaning, re-pointing and sealing across Livingston.

Is your work guaranteed?

Yes, all of our work is guaranteed. We’re a vetted Checkatrade member, rated 9.83/10 from 50 verified reviews, and Checkatrade’s £1,000 guarantee applies to eligible jobs (their T&Cs apply).
